Blackhorse is the exclusive gated condominium community in La Jolla Farms. Situated on Torrey Pines Mesa, at the Western edge of the University of California San Diego (UCSD) campus, the complex of 121 townhomes resembles a Tuscan village. A significant amount of common area exists at Blackhorse, without the burden of on site recreational facilities. However it is only a short walking distance to excellent recreational facilities at the adjoining Estancia Hotel and Spa and at the University of California (UCSD) across the street. Furthermore there are extensive walking, jogging paths, bicycling lanes and hiking trails nearby. Blackhorse was developed in 1988-1989 and many of the residences have been extensively remodeled.

Access to the San Diego International Airport is a fifteen-minute drive. Several major shopping centers are minutes away, including the newly remodeled and expanded Westfield Shoppingtown at University Towne Centre (UTC), Costa Verde Center and the La Jolla Village Square Shopping Center. Blackhorse is conveniently close to Interstate 5, bus routes, trolley station (2021) at UCSD and the Coaster train station in Sorrento Valley. Conveniently situated next door is the Estancia La Jolla, one of the area's most luxurious hotels. It offers extensive hotel amenities, including pool, spa, fitness center, restaurants and conference rooms to Blackhorse residents at special rates. UCSD across the street offers many educational, entertainment, research and athletic opportunities to residents at reasonable cost. These facilities include exercise equipment, pools, tennis courts, athletic fields, and gymnasiums.

Keeneland Row, Hamburg Square, Claiborne Square and Almahurst Row are the four quiet tree lined streets enclosed in this gated community. The speed limit is 15 miles per hour.

Homeowners associations offer many advantages to the home buyer. The Blackhorse Homeowners Association is charged with the responsibility of assuring that the value, desirability and attractiveness of the Blackhorse community is preserved for the mutual benefit of all homeowners. The purpose of the Blackhorse Homeowners Association is to ensure the common area amenities and residential buildings will be maintained in an attractive manner and will be available for the enjoyment of all residents. Automatic membership in the Association provides a membership base to share in the future costs of operating the facilities.

Organized as a nonprofit mutual benefit corporation the Blackhorse Homeowners Association guides and supports the community. It provides management, administration, maintenance, preservation and architectural control of the residential living units, garages and common areas within this leasehold condominium project situated in the City and County of San Diego.
